First Time Home Buyer Tax Credit
According to the IRS, “The first time homebuyer credit is a new tax credit included in the recently enacted Housing and Economic Recovery Act of 2008. For homes purchased in 2008, the credit operates like an interest-free loan because it must be repaid over a 15-year period. The credit was expanded in 2009 for homes purchased in 2009, increasing the amount of the credit and eliminating the requirement to repay the credit, unless the home ceases to be your principal residence within the 36-month period beginning on the purchase date.”
The IRS as well as the nifty http://www.federalhousingtaxcredit.com have a great question/answer section to address all your questions and inspire you to call Dave Quam and make HOPAT Manor your haven of peace and tranquility.
Check out this video for a bit more on the Federal Housing Tax Credit for First Time Homebuyers. Remember, the tax credit is available for first time buyers who purchase their home before December 1, 2009.

The Boaitey Family shot in the Great Room at HOPAT Manor
We are not sure if its possible to express the warmth, light and cheer we felt in our “haven of peace and tranquility” perched at the top of Bridgewater Court cul-de-sac but the house and community have been good to us.
The prior owner lived in the house for nearly 20 years. Your neighbors on the left, the Owens-Leech have been here about that time so has the neighbor on the corner, Diane Mundine, the first house on the left as you turn into Bridgewater Court.
859 Bridgewater Court is ensconced in trees. You’ll find as the heat of August settles this house will be cool. Because of the trees and rustic landscape of the property it is fun to discover and identify the different shrubs and flowers that pop up throughout the year.
The house is comfortable, graced with a lot of light and the cul-de-sac is quiet. You’ll note that within the house clean 90 degree wall to ceiling angles are a commodity. It takes a special person to appreciate that fact. We thought it was very cool. The house is an old house, not quite mature, but lived in…and that lends an added charm to it. Mainstreet, the subdivision where the house resides is DeKalb County’s first planned unit development. It was started back in 1972. Here at Mainstreet you can’t help but revel in the trees, lakes, -the natural aesthetics. You will not find subdivisions built with this much character and thoughtfulness.
The homeowner association is strong and active and your community association manager (770.469.7238) along with the board of directors works to maintain the 70 acres of communal land. Please get involved and meet your neighbors. The residents of this house were neighborhood watch captains, high school tutors, editor and webmaster of the community newsletter and website (www.mainstreetcommunity.org) and served as the community association manager.
We love the community, where it’s been as well as its potential strategically placed minutes from Stone Mountain. Our family loves the great outdoors, enjoys finding inspiration in history and fine weathered things. We love trees and lakes and get a special thrill identifying walking sticks, spiders, and birds in our yard. The fig tree in the front yard next to the driveway, yields fruit twice a year and becomes the happening spot for everyone including hawks, crows, bees, squirrels, chipmunks…and of course the humans living on the cul-de-sac. Enjoy the compost pile we started and try to find the Shitaki Mushroom log we left in the yard for you…and the squirrels.
The very best of wishes in your new home.
Cheers,
The Boaiteys

HOPAT Manor is a given name one a friendly traveler gave during a visit from Kenya, Thailand, Jamaica, Martha’s Vineyard…can’t remember exactly where he was coming from at the time but will never forget him saying as he lay in the bright, artist’s den upstairs that we should call this place a haven of peace and tranquility…and so we have and trust you will find this to be true too.
